OAKMONT VILLAGE ASSOCIATION |

Oakmont Village, a Premier Active Adult Community, is governed by the Oakmont Village Association (OVA), which is incorporated. Owners pay monthly association fees. Oakmonts residents are subject to California and local taxes. |
||||
|
Established in 1964, the Oakmont Village Association is headed by an elected volunteer seven-member Board of Directors. Membership is mandatory for all property owners and residents are subject to the rules and regulations of the Association. The primary resident must be 55 or older and additional residents must be at least 45 except in special cases. Activities are conducted by committees and clubs operating under Association policies and are administered by a paid staff. |

| Oakmont is incorporated into the City of Santa Rosa and enjoys all city services: street maintenance, police and fire protection, water, sewers and garbage pickup. This relationship is directly beneficial to the Associations fee structure. Association fees for 2006 are $384.00 per year, per resident, payable annually, and include use of all facilities with the exception of the golf courses. The OVA does not maintain any homes but does have architectural oversight over all residential areas. About 60% of the living units are strictly owner maintained. |

Maintained Area Associations |

| About 40% of the living units in Oakmont are located in "maintained-areas". Each of these areas are separately managed by one of 35 homeowners' associations, each of which has a separate Board of Governors and dues structure. In 2006, dues for maintained areas range from $102 to $202 per month per home and are in addition to OVA dues. |

The Oakmont Village Association publishes a newspaper twice a month informing residents of the various activities that are taking place within the community. It is mailed to each household without cost. |

|
Property taxes in California are 1% of the market value at the time of purchase plus annual increases of 2%. The total tax bill is higher due to other taxes levied through local bond issues for county, city, schools, etc. The sales tax in Sonoma County is presently 7.5%, excluding food and medicine. The State of California has an income tax, the top rate of which is less than 10%. |

| While the cost of living anywhere along the coast of California is above the national average, our very favorable Association fees of only $384 per person/per year (excluding golf) should be an important consideration in your evaluation of Oakmont as compared to other premier active adult communities. |

|
Police protection and fire fighting services are provided by the City of Santa Rosa. A fire station is maintained within the community. A private company patrols three Oakmont community facilities. The headquarters for the 911 emergency response team is less than a mile away. A county-wide "Vial for Life" program, implemented by volunteers, involves placing a small container with vital information about medications, health conditions, etc., of family members, in the refrigerators of each household. This gives emergency workers prompt access to sometimes crucial medical information if the person is in trouble and cannot speak. |

OVA supports a number of committees that center on close contact with area development, with disaster emergency procedures, and liasons with Santa Rosa City bus services and other city responsibilities. |
